Why Dubai

Why Dubai works for a US buyer

The pool is nice. But a tenant pays the rent. Top-grade office space in Dubai has been in short supply, with strong demand from companies moving in. A known address on the city's main business road is built for that demand.

Dollar-pegged currency

The dirham has been fixed at AED 3.6725 to $1 since 1997. Your price doesn't move with exchange rates.

You own it outright

Freehold means full ownership with no time limit, like a fee simple title in the US. No UAE residency needed.

Escrow protection

By law, your payments go into a project escrow account. The developer is paid from it only as construction moves forward.

Buy without flying in

You can sign by e-signature or give Power of Attorney, and pay by international wire from your US bank.

US citizens are taxed on worldwide income. Speak to your US tax adviser.

FAQ

Questions US buyers ask

Can I buy in Dubai as a US citizen?

Yes. Foreign buyers can own freehold property in designated areas, and this tower is freehold. You don't need UAE residency.

Is my money protected?

Yes. By law, off-plan payments go into the project's escrow account, which is regulated by the Dubai Land Department. The developer can only draw on it as construction moves forward.

How does the payment plan work?

You pay 4% to the Dubai Land Department at booking. Then 10% on signing, 10% a month later, and six payments of 5% every six months. That's 50% during construction. The other 50% is due at handover, expected in Q2 2031.

What currency do I pay in?

Prices are in UAE dirhams, which are pegged to the US dollar at AED 3.6725 = $1. You pay by international wire from your US bank.

What fees apply on top of the price?

A 4% Dubai Land Department registration fee, 5% VAT paid with each payment, plus admin and agency fees. After handover, a yearly service charge (like HOA dues) estimated at AED 18 per sq ft. We send you a full cost sheet in dollars after the call.

Do I need to travel to Dubai?

No. You can sign by e-signature or give Power of Attorney to someone you trust.

Who is the developer?

LMD, the company formerly known as Landmark Sabbour, founded in Cairo in 2007. In Dubai it works through Continental Investments and developed Continental Tower in Dubai Marina. Grand Reve Realty is a licensed broker, not the developer.

Is the Rockefeller family involved?

The tower carries the Christian A. Rockefeller name, as presented by the developer. We make no claim of Rockefeller family involvement beyond the name, and Grand Reve Realty is not affiliated with Rockefeller Center or the Rockefeller family.

When is handover?

The developer expects handover in Q2 2031 (April to June 2031). Dates for off-plan projects can change.

What about US taxes?

US citizens are taxed on worldwide income. Please speak to your US tax adviser. We don't give tax advice.

Is there any obligation?

No. One call, then you decide.
